It was really a great pleasure of working with Lisa, our Sale Agent when looking for new home. From the first day, Lisa was extremely responsive and had great suggestions for homes to view based on what I was looking for. All throughout the negotiation, design modifications, construction and closing, Lisa was there quickly handling any issues that may have risen. If the time ever comes when I will be looking for a new home, there isn't any question on who my realtor will be! Definitely Broadview .....

We did not have a positive experience with Broadview homes and dislike our home because of this. A 10 month build went to 20 months and we had to pay $10k in rent as we sold our house in may 2021, with Aug. 2021 possession, that was 1 year from signing and accepted offer date. The target possession date kept moving and we were slapped with unexpected additional costs for items we did not want such as decorative wood on either side of the garage, window trim all back and side of the house, garage windows in OHG, Upgrades' we did want were not feasible. They took away standard features of our home to reduce the costs of arch design items that we did not want. The Garage door was delayed for over a month and we had to store our snow blower, lawn mower into our finished basement. Our garage door wouldn't lock as it was out of alignment, so we had no OHG and no locking entry door. Ply gem was able to fix this about 1 month after move in. We are not happy that the builder does not provide final plans or exact costs of each items, The process is very slow and dated. The basement development was poor and poorly laid out and it was frustrating to know that the brochure shows. In regards to the lower level development and the bathroom, the Broadview Homes Specification sheet 19/20 Effective Aug 1, 2019 states: BATHROOM FIXTURES Cultured marble vanity top with oval basin & banjo Single lever chrome taps Temperature balance control on all showers White bathroom fixtures One piece acrylic tubs Convenient shock proof outlet Chrome finished accessories This information coming directly from Qualico on the standard specs outline. We are saddened to hear that the basement is actually a steel tub and tile, we understand the wording was listed as a tub and tile surround in the offer, but we assumed that was generic wording for lower level development and not what we were actually receiving. When choosing the lower level development, the sales rep is just entering codes and adding the upgrades in to the offer. There is no indication that the lower level bathroom differs from the standard spec publication and sheet. As this info is supplied to the purchaser, lawyer, and general public, it should include the standard specs as described and shown in the publication. If one were to comb thru it with a magnifying glass, they may realize that standard tub is not included. There is no clause to state otherwise. There should be a clause to state that optional basement development does not include these features. This is the response we received. On Oct 2 2020 - We asked Bruce to clarify the wording and update to state that we would like the standard specs tub as advertised in the Broadview Interior Standard Selections booklet. Oct 7 2020 - This came back as a negative response that we are receiving the steel tub with tile as included in the offer. With an additional $1800 for the one pc standard Specs tub. *******The standard spec sheet applies to the standard items that come with the house. A lower level development and full bath at lower level is something that is added as an option. In the option for adding the 4 pc bath to the lower level it specifically says “complete with tub and ceramic tile”.*** The steel tub and tile is what will be supplied and installed unless you choose to upgrade to the one piece acrylic tub at the $1800 price***** We paid $300 for the Broadview Homes standard glass shower, We asked if we can have the same shower in the basement for the same price and were advised that if we wanted the Broadview Standard Glass Shower, it would be an additional $1200. We would be paying $300 in one location and $1200 in the second location. This is very troublesome, that we would be charged different prices for the same item in the same house. I understand that it may have been an error, but this is the price Lisa told us the Avalon shower at [redacted] was, we didn’t come up with this price on our own and we are glad it was honored for us. ***The upgrade price of $1200 is to go from a 1 piece tub to a 5’ shower. We accepted this instead at the $300 price as you state above. The glass shower door from [redacted] is the standard shower door that comes with the 5’ shower.****** The basement vanity was not correctly installed and looks like it was cut with a chainsaw. It is not level, therefore the mirror is not level and everything is off. The countertop banjo sags down towards the tub. The side of the marble vanity was cut unpolished and installed sticking out passed the door casing. This is not acceptable, they did not sink the back of the marble countertop into the drywall and measured the end wrong, causing it to be too short and then the side of the marble was cut. I have attached a picture. The door frame casing of the powder room is broken at the bottom. There is a long list of deficiencies after possession. The biggest disappointment. The finishing work was poor. This needs to be corrected. The finishers do not protect the flooring and there are so many scratches and damage to our spray stain maple glass railing and LVP flooring. This is disappointing to say the least.
