Great experience! Elisa was amazing 11/10. She was everything you could ask for in a sales rep. Went above and beyond and made our home buying experience incredible. Few things I wanted to point out - did not appreciate the fact that Brookfield was unwilling to pay our realtor and it would be use who would have to pay out of pocket for it. Secondly on the day of possession Ian the rep who was helping us made us feel quite rushed which we did not like at all.

It was our life's savings on the house, but for Brookfield Residential, I felt we were just one out of their 80+ ongoing projects. I am not satisfied with their construction quality, materials and explanations provided when asked. It was a feature home and I thought that the quality would be better but it was not. There were dozens of observations on possession and I am not happy with finishing. We, four friends, happened to book four pre-construction houses of similar design (1800+ sft, 3+ bedrooms, plus regulated basement suite) with three different builders in Seton and the neighbouring community. All four of us got possession of our houses within the gap of months. We had the opportunity to check each other's construction (photo, description), designs, amendments, price, quality, finishing etc. If we rate, we will recommend Ex**l Homes, followed by Tr**o Homes for their quality of construction, materials used, finishing, flexibility in dealing and ease of doing business. Brookfield is not flexible at all. Brookfield set the orientation date and possession date arbitrarily by sending an email and then calling me to inform me. I was living out of the province and it was a working day. To change the orientation date by one day, I had to call several times and send emails without any success. All because their construction/relevant teams' calendars are very full (80+ projects !). The community manager, Nada, has been very kind to step in and move the date to a day. I was then able to fly to Calgary from Regina and come back the same day. By April and May 2024, the construction progress was very satisfactory and there was a tentative possession timeline of Aug/Sep 2024. Then for some months, there was little or no progress in the construction. My friends, whose construction started 3-4 months after me, caught up with the same level of construction. So, when I was thinking that the possession in Sep 2024 would give me a better time than the winter month to rent out a unit, the actual possession was in the fourth week of October 2024. I am still struggling to rent out (other external reasons contributed as well). I requested to defer the possession date by a week to take advantage of the mortgage rate cut but they will in no way change the date although I already paid 20% in advance. They cautioned me on interest rate charges. Very inflexible indeed. And another example of their inflexibility is that my mortgage agent (my bad) delayed the processing of papers and the fund was released one hour after 12 noon on the possession date and Brookfield charged me one days interest although my lawyer informed them in the morning of the possible delay of a couple of hours. My lawyer and I were not made aware of the 12 noon deadline for the fund to hit Brookfield lawyer account until it was due. I met the manager responsible for overall workmanship on the orientation date. It was surprising to know that the person only visited our house for the first time on that day. So he was also orienting himself with the work and doing last-minute fixes. He was kind enough to notice and note down a couple of dozen fixes, I would not be able to find all those by the way. One point I missed out on mentioning here, during one of the walk-throughs before, I noticed a crack in the basement floor. I reported and they said they fixed it. I informed them in writing about taking pictures after they fixed it and also wanted to send one of my representatives to check. However, they did not share any pictures of the fix and did not allow us to visit after the fix. They perceive dent in the refrigerator and hanging staircase etc are minor issues. It was a feature home and we were not able to make any changes at all i.e., enlarging a window, spotlights at family living etc (I understand though). I requested for the sod to be installed a few weeks ago before the cutoff date for winter but they did not install it and told me that they will do it in the next spring. In contrast, for my friend, Ex**l Homes moved the pipes from one side to another side by completely working on the rough-ins etc just a month before the possession date, the concrete walkway to the house was widened without additional costs, two power meters were set up for the two units (up & down). I can write more about them but will stop here. To commend, Nada, the community manager, Seton has been super helpful and perhaps, she was the reason, I was convinced initially to book with Brookfield Residential instead of following my other friends' builders. I also thought that Brookfield Residential would be the best being big and the developer of Seton.

After move in day, the necessary repairs needed were delayed and on some of them we are still waiting. We found hard to receive quick replies back from Silver Spruce Customer Care. It took one week to stress the importance to the care team to send out a specialist for the furnace that had a leaking pipe due to the insulation defect - this developed into a bigger problem, inside the furnace leaked for a week thus rusted everything inside; Arpi's doesn't want to exchange the rusty parts thus we opened a claim with the Alberta New Home Warranty on December 20, 2024 and hope to get it resolve the issue amicably.

We love the house itself but there were lots of minor issues that are outstanding. We wouldn't have minded that but we have yet to receive the documents we signed that listed these issues despite sending multiple emails asking for them and assurances that they are on the way. It has now been a month since we took possession and we still do not have the list of outstanding items or the documents we signed.

My experience with Brookfield Residential has been mixed overall. While the process of purchasing my home was straightforward and the staff was helpful and courteous, I cannot help but feel underwhelmed with the final product. After paying nearly $800,000 for a home, I was expecting a unique and exquisite property, as advertised. Instead, what I received feels like another cookie-cutter house on the block. While the quality of the home build itself is solid, the overall experience fell short of delivering the level of distinctiveness and value that was promised.
