House wasn't perfect moving in and responses from construction manager took a while. We are still waiting for some repairs on items that weren't done correctly
We recently had our new home constructed by Brookfield Residential, and overall, we are quite pleased with the experience. While there were some construction details that could have been executed better, the exceptional support from the team made a significant positive impact. Pros: Supportive Team: Alex, Michael, and Emily were incredible throughout the process. Their responsiveness and support were outstanding, making the entire experience smooth and stress-free. Smooth Process: The team ensured that everything went as smoothly as possible, addressing our concerns promptly and efficiently. Cons: Construction Details: There were a few construction details that didn’t meet our expectations. However, these were relatively minor and did not overshadow the overall positive experience. In summary, despite some minor construction issues, the excellent support from the Brookfield Residential team made our home-building journey a pleasant one. We highly recommend them for their dedication and customer service.
Several things have turned out to be less than expected. The lament floors were not cleaned before move in, even after request at walkthrough. Small things noticed at move-in not addressed until 3 weeks after 30-day walk through. They are scheduled but have not yet been completed. The most disappointing thing was before I purchased my home I asked specifically about fencing for the townhome. I was told that was not an issue. And there was fencing on the model with a phone number to get estimates for the same fencing (black iron). When I sent in my plans to the HOA I was told that due to “aesthetics” only the 6’ high white vinyl fencing was allowed. First of all, how is that aesthetically pleasing? Secondly, throughout the rest of Wendell Falls when “Newland” was in charge - any of 3 fencing types could be chosen. Thirdly, the fencing was removed from the model AFTER my closing. That is false advertising - and although not strictly the fault of Brookfield - as an owner I should have been able to “grandfather in” the fencing type present at the time of my decision making. As a builder I’d think you’d have more pull with the HOA. I’m happy with my townhome but disappointed in the level of communication and service after the purchase.
nitially, the sales team was neither sincere nor interested in selling the house. We got the feeling that we weren’t the type of clients they wanted to work with. The loan rate they promised wasn’t approved. After the purchase, we hired an inspection and provided the builder with a report for corrections. Only 40% of the work was completed before closing. It’s also worth mentioning that during the repairs, the workers additionally plastered over walls and made holes in them. We were told that everything would be fixed in the first week after closing. After a month of constant calls and emails, they sanded the railings and installed a trim in the garage. By the end of the first month of the warranty, we had a second meeting where we pointed out that the promised work still hadn’t been completed. We requested that they cover the critical items, and we would handle the rest ourselves. Do we like the location? Yes. Would we recommend our friends to live here? Yes. But we definitely wouldn’t recommend working with Brookfield Residential.

They made the process incredibly simple and fluid. The team is super responsive, efficient, and pleasant to work with. The build quality is great and they offer some nice options. The community is beautiful and growing so much. Very happy and grateful for my purchase!

On the whole we are pleased with the house. But when we moved in the dishwasher was broken and there were a few other things that we showed during the walk through that were not fixed quickly. Then we had a 30 day walkthrough about a month ago and nothing has been done on these items.
