Simple and easy buying process. The warranty technician, Jose, is a wonderful individual n assisting us with any questions and concerns we carry about our home.

Would Change

The people contracted to do specific jobs are really messy and dirty. They leave their hand prints on doors, trash all over the backyard, paint splatters all over tiles. Chips and dents on walls and doors that need to be repainted do to carelessness. The manner of time in which repairs are completed.

I like everything about our house. We’ve adjusted to the deficiencies what were not able to be addressed. We love the house, we are taking it warps and all. But I would not recommend Esperanza unless the upgrade their ability to do the work. We cleaned the house the day before closing because it was not cleaned well to our standards. But the house is well built, which is a big plus in South Texas.

Would Change

I would change the sales agent, which they finally did. Having a different agent would have made the situation more palatable. We weren’t the only owners in the community that wanted her gone. I think that the construction supervisor didn’t do his due diligence. We were out there everyday. His supervision quality was slip shot. He didn’t do his job very well.

The location is great. The layout and size of the house is very nice as well.

Would Change

Everything was great but one upsetting this was that I was not provided invoices to qualify for my gas rebates. That was a $750 rebate I was entitled to since I choose and paid for the gas upgrades but was just told there would be no help on that. I found that disappointing especially since I was told before I got the home I could get rebates for going with gas. Also something I'm noticing is that the door hinges and door stoppers are rusting already and I've only been in the home about 2 months - (was told it could be due to mopping – I expected a better answer than that as I never saw that, in that scale, in my previous homes) . Seems like cheap parts were purchased. I hope other materials don't start degrading that fast as well. FYI this page keeps kicking me OUT and resetting my bullet answers (over 7 times already!). My mortgage process was as expected but would have been nice to get responses quicker (avg time to get a response was over a week). I am also still pending my refund from the mortgage company, going on two months without anyone reaching out to me.

I'm disappointed for the following reasons: 1. Bathroom door: the door is so small, a big man has to enteer sideways. - I mentioned it, but they ignored/dismissed me. because this a big job they have to do. to have a standard door for the bathroom 2. Master bathroom: there was no bar to hang the tool. - I mentioned it. after 2 weeks they came back " it is not in the spec" to cover them selves - I mentioned again to the manager, this time they agreed to install one 3.
