Having the experience of building a home with another builder before impact homes I have the experience to compare different aspects of the whole buying and building process: On a scale of 1 to 5 with 1 as the worst and 5 is the best rating, I can rate impact the following compared to my previous builder: Customer service: 4 Overall they do answer your questions/request and try to provide the best solution/response. The progress update could be better, if there are delays (what's the reason?), provide picture updates of the build (take few quick pictures from different area or angles). Pricing: 4 Price wise, they're competitive but there are better options put there for price/value. Craftsmanship: 3 Probably one of the weakest points. There are trades that are good and some others that lack skills. Failed HVAC inspections (twice), not dealing with issues in a timely causing delays in the construction, improper framing causing gaps behind cabinets, making cuts to studs to accommodate for improper alignment of plumbing, etc Features: 4 Some standard features that every other average house builder has, nothing special nothing bad. Maybe if you pay the premium you can get extra features like automated lock systems or landscaping, that would bring the price/value down though. Overall experience is good, the after possession experience is to be seen.

As a first time homebuyer, it was a struggle to navigate all the process, but the Sales Manager (Sheila Hang) was very cooperative and tried to answer our questions or address our concerns very patiently. However, since we moved, we noticed some issues (such as cracks in the ceiling, kitchen switch and window lock is very hard to use, pop up stopper in the bathroom basin does not work, some wear and tear in the back door, primary bedroom lock does not work and some other minor issues) with the house and contacted warranty people. They came for 3 month walk through and now trying to resolve those, its taking a long time though. I won't be able to comment on them at the moment, as they have not been addressed yet. Our rough grading (front and back) has not been done yet, although the weather is nice now (summer). Since we gave deposit money for land scaping and we only get refund of that amount when we complete our land scaping, we are concerned for the delay rough grading. Overall, we are having mixed experience from house purchase process to till now. I think, 3 months is not enough to tell the actual experience, as the representative from the Impact mentioned during 3 month walk through that it takes almost 1 year to settle the house, and issues can happen frequently during this time.

Great experience with salesperson, design centre and site supervisor. Quality of work overall is fairly good and slightly above average. Only issue thus far has been a water line ran to close to drywall and a baseboard nail punctured the line. Quality of work to repair has been good, responsiveness from office to arrange dates has been slow.
