I am writing to formally express my serious dissatisfaction with my home purchase experience, specifically regarding the in-house financing process and several post-closing issues. This was one of the largest financial decisions of our lives. Unfortunately, the experience was marked by poor communication, lack of transparency, and avoidable stress. While the financing representative appeared knowledgeable about her role, she failed to adequately explain the process, required documentation, and financial obligations. Clear communication is not optional in a transaction of this magnitude — it is essential. One major example was being instructed at closing to provide $24,000 to the closing attorney without a clear explanation of what the funds were for. Despite requesting clarification, it took nearly two weeks to receive a proper explanation. That delay was unacceptable and created unnecessary anxiety during an already complex transaction. Additionally, we were never informed of a $1,300 HOA initiation fee prior to closing. Discovering this unexpected and significant expense after the fact reflects a lack of full disclosure and proper financial transparency. Since moving in, we have also encountered concerning issues with the home itself: • It takes approximately five minutes for hot water to reach the master bathroom shower. This results in an estimated 30–35 gallons of water being wasted before the water is usable. • Given that Meritage markets itself as an energy-efficient builder, this system design contradicts that claim. • When plumbers evaluated the issue, we were told that the system is functioning “as designed” and that we would need to pay thousands of dollars out of pocket for an alternative solution. That response is both disappointing and unreasonable. Furthermore, as we prepare to install a fence, we were informed that we must obtain a land survey at a cost of approximately $900 to determine our property lines. Considering this is new construction, we reasonably expected that property boundary documentation would have been provided at closing. Overall, this experience has fallen far below the standard we expected. The lack of communication, incomplete disclosures, and post-closing responses have been deeply disappointing. I am requesting a formal review of these concerns and a written response outlining how these matters will be addressed.
The overall experience was an adventure, from mortgage, closing, and finally moving in. I am happy with my decision and the team have been and still is very nice, helpful, and eager to assist when they can.
Taurus was great, explained everything well and kept us updated throughout the closing process. James has been great throughout this process of purchasing our first home. He was extremely thorough and made us feel like less overwhelmed with the process.

I am very Satisfied and happy with my new home. Very Spaciously built. With a thoughtful consideration of large family. The builder is very generous with space and very very creative in every area in this house. My whole family is very happy in this home.
