Regarding Issues with Meritage Home Construction: I identified several concerns regarding the quality of workmanship in our recently constructed home. I am deeply disappointed with our current purchase. After extensive research into builders known for quality products and energy-efficient homes, I visited numerous construction sites with my realtor to examine the details of various builds. Upon visiting several Meritage Homes sites, it appeared that your company paid attention to certain aspects and details, installing quality materials and products. However, I am perplexed by the situation at Oxford Station, as this development has significantly fallen short of expectations. 1. Mortgage Qualification Process: My interaction with the initial mortgage officer was disconcerting due to their unprofessional demeanor. Despite being pre-approved by another lender and aware of my purchasing power, I was taken aback when directly asked, "How much do you have in your account?" This inquiry seemed inappropriate for a prospective buyer who would soon be required to disclose financial information. Had I been able to secure the same purchase rate from my initial lender, I would not have proceeded with Meritage (Loan Depot). 2. Door Installation: Multiple doors have been improperly installed, with incorrectly drilled hinge placements. This has resulted in doors producing popping noises and squeaking when closed. 3. Oven Quality: The oven, despite being only 30 days old, is exhibiting signs of deterioration. Specifically, parts of the oven's sides are beginning to chip, indicating substandard product installation. 4. Inadequate Sealing: The sealing work throughout the home appears to have been executed improperly, particularly around the front door, back door, and garage door. Light and air are visibly penetrating through the front doors. 5. Tile Installation: Tiles in one restroom have been improperly installed, already showing damage and causing discoloration. 6. Electrical Outlet Faceplates: These have been installed askew throughout the home, detracting from the overall finish. Additionally, some have been installed incorrectly, leaving damaged walls in bedrooms. 7. Subpar Painting: The painting job throughout the home is of poor quality. Issues include: Very poor paint job if done if done by professionals. - Paint droplets scattered throughout the home - Window seals with globed paint and visible cracks - Molding edges left raw and incompletely sanded or painted in restrooms Based on these issues, I regret to say that I would not recommend Meritage products to friends or family members. While I am pleased to have settled into my new home, I am dissatisfied with the quality of the product provided.
