Derek with the Sales team is absolutely fantastic. Ron the Construction Manager was polite and knowledgeable. However, that's where the good service stops. The warranty lacks compassion and timely communication. After being in this house less than 2 months there were so many flows that an untrained eye wouldn't spot a first glance and something like the walk through and orientation. Also, the home is severely overpriced with what looks like inexpensive materials. I appreciate the incentive that helped me make my decision to buy in this community. However, I feel like I've made a terrible mistake moving in this house that may not even last 2 years. It makes me sick to think that I've signed for 30 years.

Review of Overall Experience

Let me be clear that this rating is based on the houses and of LAKEHAVEN where I opted to buy. My first experience was with Southridge and Eastridge, which I visited on the same day back-to-back. I chose Meritage over Trophy based upon the floorplans. I felt that Eastridge was a more elevated neighborhood with a more prestigious aura over Southridge, but price was a concern so I met with both Randy at Southridge and so Brian at Eastridge. HUGE DIFFERENCE. Brian impressed me but Randy came off as a cliche used-car salesman. The entire impression of the day was I needed to choose Eastridge over Southridge for sure, but my mind has a hard time with a $30,000 price difference for the exact same house/decor package only 1 mile apart due to the school district. When I discussed this concern independently with both Randy and Brian, I was informed of Lakehaven as perhaps an option since it was in earlier phases and less expensive. THIS IS WHERE THE REAL DIFFERENCE OCCURRED. Brian was empathetic and professional. He was complimentary of Lakehaven and provided no sales pressure to stay with him in Eastridge although I had expressed extreme interest in a Sequoia on Honeyhill that was a "Quick Move-in" at the time. He made it clear he would love to put me in that home but that he wanted me to be happy & comfortable with my decision/price. He advised me to check out Lakehaven before I made my decision. Randy was the COMPLETE OPPOSITE - he scoffed at Lakehaven with arrogance when I asked why it was so much lower price. He said "drive out there and you'll figure it out'! He was critical and tried to pressure me to choose one of his listings in Southridge. He said that he knew once I drove "all the way out there", I'd come back to him! HOW WRONG HE WAS. Heather at Lakehaven was exactly who the Meritage Sales Gods needed me to meet! I loved her from the initial greeting and her entire presentation and knowledge. I did not buy that day but instead returned home (I was from out of state and just in Dallas area for the weekend looking for a home). I continued to think it over while also looking at existing homes on the MLS and then returned to McKinney the following weekend. I met with Brian again at Eastridge and sat in front of the Honeyhill Sequoia for a while pondering if that was my home, and then I met with Heather again and discussed my needs. The issues for me were size, price, exterior elevation, my dining room table. My personal preference would be to combine the Sequoia and Carlsbad - a Sequoia with a dining room would have been my 'dream plan' so I could keep my dining room table! As a result, I went initially with a Shenandoah because I do not need 4 bedrooms being a single man but I could still get the farmhouse aesthetic of the Carlsbad I fell in love with while keeping my dining room table. Heather was so empathetic and enduring with me. I initially signed a contract for a Shenandoah in Phase 3 then changed it to a Carlsbad in Phase 2 when my home sold the day I listed it on the market. Heather was perfect through it all. She sent me pictures and videos and stat sheets, etc. every time I asked about a different address. She never made me feel like I was a pest. Ultimately, I swapped for a Carlsbad and now that I have lived here a month I am 100% concrete that I made the correct decision. I absolutely love the home I chose - best interior package of all choices & certainly my personal favorite exterior. I love the plan and decor Meritage created. THAT SAID, after moving in, I have issues with the electrical layout! Y'all need to look at the placement of switches, the doorbell, & thermostat as well as the can lights in the great room. It is impossible to decorate the Dining Room accent wall. Same is true of the recessed lighting - why on earth are there 2 can lights over the dining room table but no fixture even for a chandelier to be centered over it? I am very upset about that. I now have to pay over $2500 to get those items resolved just to hang my art and use my dining room table or turn on lights coming out of my bedroom door in the back of the house with NO SWITCHES.

I am a first time home buyer and I have to say I was blown out of the water with the awesome team here at Meritage. Everyone from the sales rep, to construction manager, to closing. Everything was taken care of and I would recommend anyone who’s looking for a new construction home to Meritage!

Review of Overall Experience

The home is very well constructed with new and up to date technical building systems. The foam insulation in all exterior walls attic really cut down on heating and cooling cost. Being our first Meritage home, we were we impressed by the construction. The staff were also very helpful in answering questions and guiding us through the process. Up until the loan process. Because too many people were involved in the process and downloading system was not user friendly and there was no way to put requested documents in the proper place, it made the loan process difficult and frustrating. You need to take into account that everyone is not computer literate.
