It was a pretty seamless experience. There are some quality issues that have come up but warranty team is very responsive.
Process was pretty simple. Fixed all the interior issues. Biggest issue was the yard . Addressed the yard with site supervisor and his supervisor before and the day of closing. Absolutely the worst yard I’ve ever owned. I’ve owned over 20 homes . The laying of the sod is terrible. Big gaps between each piece. Break your ankle walking through the yard with so many holes. Not happy with the response received back from Providence. This is not Providence quality. We just purchased another Providence home the end of 2024 and just bought this home 2026.
Superintendent made the experience a nightmare.
Areas to improve: HVAC vents - poor fits to ceiling and nearly all vents not square. Bathroom exhaust fans not square Plumbing not square. Several fixtures, supply lines not square to their wall. Appliance installation poor: items not straight and / or tightened.

Our experience with Providence Homes has been incredible from the very first moment, when we started visiting the model homes. The entire process was transparent, high-quality, and professional. Providence Homes was recommended by a member of our family, and from now on, it will also be our recommendation. We are very satisfied with the value and quality of our new home.

My very first home buying experience on my own so I don't have much comparison but everything went smoothly and as planned. I purchased the model home, it was fully finished and fully furnished so I can't answer to questions about the construction process or the upgrades and/or selections. But the quality is excellent, the home is comfortable and feels very solid and well built. I love the energy star features and I especially love the follow up warrantee orientation. They were/are very thorough and very responsive.
I am happy with my location. Issues were not addressed properly. The design process was horrible. Wasn't shown alternative options, that I would probably have wanted, the finishing on my island. Ended up with a wrap, which I would have preferred cabinet boards. That is just one example. My granite was a fiasco. Someone should have called me when you couldn't get the correct model on my contract. Same with the vent. The communication with the people ordering my product was nil. I get the sense Providence just wanted it done. Things pending from before closing are not being addressed in a timely manner. I could go on, but I get the sense the no-one is listening anyway.
