Martea from Home Gallery was helpful and patient; John, our Home Care Specialist is responsive and follows up with buyer; Laura from First American escrow was helpful and responsive; Front yard landscaping is nice; High ceilings are spacious, especially first floor; and Default granite countertop was better quality than expected.

Communication was the worst - Solar Purchase - Delayed response, no updates - Unclear on the mortgage (Home American Mortgage) - Did not have proper knowledge - Was told initially when signing purchase agreement that it is all in-house and communication should be no problem but that was not the case. - Buyer had all parties (Richmond American, Home American Mortgage, Vivint Solar) in 1 communication thread (email thread) but parties refused to respond or had limited and delayed responses. Solar Power - Did not contact buyer (buyer check marked Purchase Agreement for solar to contact buyer) - Buyer made multiple attempts to contact Solar with no response - Was forced into signing lease instead of purchasing the solar - Still HAVE NOT gotten contact or information from Builder/Solar Provider on purchasing the solar. - Bounced around between 7 different agents/representatives with no answer. - Buyer wants to purchase the solar in full, no one wants to take the money. Mortgage - No communication - Rarely answered our questions or made time for the buyer, loan officer told buyer multiple times that the questions were "too much to explain" - Loan officer left on personal matters in the middle of the closing when we had questions on the Closing Disclosure Form - Buyer uploaded all documents within 1 day but was told to reupload documents months after because the loan officer was unaware my documents were uploaded - No knowledge of their own website (buyer had to show Home American Mortgage representatives where the documents are) - Would not respond to buyer's request for updates, buyer had to receive 3rd hand information from Richmond Sales Agent. - Would not respond to buyer's real estate agent, representative told buyer that they did not see the reason to respond to buyer's agent after ignoring buyer's attempts for communication. Communication was non-existent with buyer and all affiliate groups and this needs to be improved as well as providing timely updates as requested. Richmond American Homes should also have full communication with Vivint Solar, do not delay customers into a lease when they want to buy the solar. The entire process felt like buyer was being scammed due to the lack of response, information, and clarity.

Would Change

Provide a little park or Dog area like down the street. Provide Street light. Don't really see any benefit for HOA since there is no common area or street lighting.

The people have been great from sales to construction.

It's obviously these were built as fast as possible, sacrificing the level of quality you would want/expect for a home knocking on 600K without land. I am watching them build houses across the (soon to be) greenbelt and they are whipping them up like mad. Good for the delivery to the end user, however when I see all the issues on the finished product...it feels like a 'just throw them up' mindset and fix what the buyer complains about later.

My favorite people we worked with this time was the women at the design center. Our first designer was helpful but when our flooring was out of stock Melanie and Amy really stepped up to help us. They were very patient and understanding that switching floors last minute was stressful. The second floor we chose to replace went out of stock too and Amy did everything she could to get us a beautiful floor we were happy with. Ultimately she picked a better floor than I ever would have and we are very happy with it. Her and Melanie made the best of a stressful situation and were very quick to help. I am very grateful for them.

Would Change

We had absolutely zero communication from Brad our sales agent. He was terrible and we were always guessing what was going on. Our process only got better when Kirby became our super, after awhile I think he knew Brad wasn’t doing his job because he started picking up the updates and helping us. He’s the only reason the build side is getting good reviews because he really cared and was helpful and kind even after we closed. The rest of the staff at southshore is extremely questionable. We only just scheduled our two week warranty walk today, our warranty request submitted online the week we moved in was largely ignored too. Kirby would get all 10s but the rest of the staff was not ideal and lackluster.

Location and view and home design

Would Change

Much better communication and responsiveness as well as accuracy of information. More closet/storage space, additional walkways, better front landscaping, provide access to quality internet service vs. none, better quality dishwasher
