Overall the experience with Broadview was okay. We experienced ~3 months of construction delays with little to no explanation which made things frustrating. Our original purchase agreement had a date of December 2024, we did not take possession until march 28th. Friends of ours built 3 homes down. Signed 2 months after we did and took possession 4 weeks before us. At possession the list of deficiencies to be addressed has been slow with little or no response from the construction team. At the time of writing this we have been passed to warranty, so hopefully it goes better now.

We trusted the sales representative, but were misled and trust was broken. We were told items were "standard" when viewing other homes from the builder and that they would be included in the home – which were even discussed at the time of signing, but we later found out they were not included. The sales representative took no responsibility for their words. Unless it’s in writing, nothing they say can be trusted. The Sales guy said that utilities for both gas and electric stoves were standard, and that a gas line to the garage was standard, when they weren't. Even the possession date stated in the purchase contract turned out to be meaningless. Despite specifically discussing and agreeing on a possession date as a condition of the purchase, we were forced to take possession three months earlier, which caused significant disruption. We also needed an appraisal of the house to be done when the house was past 97% completion, and the sales representative said verbally to our mortgage broker that it was (when it wasn’t), so two appraisals were needed. We were also promised a tree, which we have never received. The house itself was clearly rushed to meet a year-end deadline, and the craftsmanship reflects that. The siding is wavy, the soffits are misaligned, flashing is dented and was miscut, and the exterior pot lights are crooked and look like they could fall out. The exterior trim pieces are first installed and then painted, which leaves the cut ends of the wood exposed for all exterior trim pieces. The downspouts weren’t installed properly for the drainage directions and are causing washout under the driveway. The windows were installed poorly, many are scratched and even mismatched. The walls inside the home bow and kick out at multiple locations. The tile around the master shower kicks out noticeably, and the backsplash tile in the master bedroom is wavy. The fridge and dishwasher were damaged and have still not been fixed. None of these issues are purely just cosmetic — they reflect a serious lack of care and quality. On top of this, the architectural feature on the front elevation drawing of the house, which was part of the contract and agreement, was installed wrong and does not match the back of the house. I was told that the variance between the drawing and what was installed on-site was "not significant enough" to warrant a replacement. I was told the drawings are for representation only and are subject to change, and do not form part of the actual purchase agreement. In my opinion, this answer completely deflects accountability for the mistake and exposes a larger issue about the ability of the builder to change the drawings based on their sole choice. The architectural piece was clearly installed wrong. This is especially disappointing because other homes have it correct and another home had the same issue corrected, yet mine is left as-is. All we could go by when we signed were the drawings as my house is the first 3-car design of the Perri layout ever built. In the basement there is a 3-ply beam that supports a 4-ply beam on top of it, with the 3-ply beam bearing over a steel column support. This is a very strange construction as the 3-ply beam is not wide enough to fully bear the width of the 4-ply beam on top of it, and there is an offset that is also inducing torsional stresses on the connection and is prying out the nails in the beam. All of the loads from the 4-ply beam have to go through the 3-ply beam to get to the steel column support. Other homes like mine constructed after mine was built were not done this way and have the 4-ply and 3-ply beams each separately bearing on the steel column support, not on eachother. The exterior of the home was never cleaned before possession, and even now, over four months later, the exterior remains dirty with hand and footprints all over the siding. There are foundation cracks that have not been parged, house wrap paper can be seen around windows, the garage floor is heaving excessively and has numerous circular cracks formed. Throughout all of this, I took the time to prepare a detailed deficiencies document. I was initially not taken seriously by the warranty team, having been called "nit-picky" for pointing out real, visible issues. Unfortunately, that document was dropped when two warranty team members left the company, and no one informed their replacement of it – even the warranty tech who was aware of it. I had to restart the communication process almost from scratch. They often claim to be going "above and beyond," when in reality, I am still fighting just to get the home to a basic, acceptable standard. The new person from Warranty (Tricia) is making a great effort to get things done. Dealing with all of this has felt like taking on a third full-time job on top of my own work and personal responsibilities. I would never recommend this builder.

The buying experience was great. Jeff was amazing, same with Cole. Possession iteself was a little underwhelming. Items that were brought up during the pre-possession walkthrough were not complete. Our driveway and sidewalk were not poured, which was fine, but no effort was made to create a path so we didn’t have to walk through mud. Since possession there have been some disappointments and poor communication. Brett, the site super seems very inexperienced. I feel like some of the issues we are having could have been prevented if someone was paying closer attention when our house was being built. Such as the wrong windows being installed. Brett tried to tell me our windows were triple pane, when they were not. Our front step was not installed properly and our foundation is cracking because of it. It looks like the footing was poured incorrectly and someone made the decision to “jerry-rig” a solution. I’m not sure who would have made said decision of course. The overall build seems well done so far. We do love our house. The warranty rep Dave seems great so far.

lack of experienced employees, customer service is not very good, didn’t follow through on there referral program, lots of problems in the house. When we took possession of the house nobody made any effort to at least clean up the contraction debris from the outside of the property, the sign advertising the lot for sale was still sitting in front of the property. I must of picked up over 50 nails and screws from the driveway and in front lawn. I will never refer anyone to buy a house from you guys

My experience with Broadview Homes has been nothing short of frustrating, and I have little confidence in the quality of my home. From the very beginning, there were red flags—during my initial walkthrough, I noticed unevenly spaced studs, which immediately raised concerns about the overall build quality. Unfortunately, those concerns were justified. I was given possession of my home in an incomplete state. The basement laundry room was unfinished—no mudding, no taped drywall, and missing baseboards and framing. I was assured it would be completed within a few days, but it took a month and a half. In that time, the standard washer and dryer I purchased were installed—only for me to find out that the laundry room wasn’t even built to fit standard appliances. That was just the beginning. Frustrated by the numerous issues, I hired a private home inspector who uncovered a long list of deficiencies, including: • An improper weather seal on the side entrance—this door literally froze from the inside when temperatures dropped below -20°C. • A misaligned microwave cabinet that prevented the microwave from opening and closing properly. • A leaking kitchen sink on the main floor. • Poorly done caulking around all the bathtub drains. • Frost buildup in the attic, indicating serious insulation issues. • Attic insulation below the required R-40 standard. • Basement bathroom tiles that shift when walked on due to improper installation. • Backyard grading that slopes toward my house, creating a potential drainage disaster. And that’s not even the full list. It has now been four months, and I am still dealing with repairs. I’ve had to take time off work repeatedly just to let contractors in, yet many issues remain unresolved. The lack of quality control and attention to detail from Broadview has been extremely disappointing. I can only imagine what will happen once my one-year warranty period is up—I fully expect to be left with a mountain of additional repairs that I’ll have to pay out of pocket for. This has been a terrible experience, and I would not recommend Broadview Homes to anyone looking for a reliable and well-built home.

The possession did not go well what we expected, there was cleaning issue inside the home, since few jobs were not finished at the time of possession , and all the three washroom tubs were replaced in a week before possession, there were so many broken pieces of tubs in living room carpet and after so many follow up no one took care of cleaning, another important point Broadview should must provide the steps for back door entry, you can add cost of $ 100-200 at the time of booking the house and no one will mind about that, we are still hoping you can still provide us steps for back door once you finish landscaping at back yard.
