Liked Most

Home 1) Very well designed home with efficient use of space. 2) Excellent standard features. Really nice touch to include Ring cam, Lutron, Eero, smart lock, smart garage door all standard. Standard cabinets and quartz countertops are very nice as well. Did not cheap out on the doors either, definitely a plus. 3) Low HOA monthly fee 4) Low maintenance outdoor areas 5) Good amount of outdoor space. My preference is more indoor sq/ft. 6) Build quality was very good. I understand the construction process and was not expecting perfection but the build quality did exceed my expectations. There were some mistakes that I caught but they were addressed right away. I expected to get more pushback in trying not to fix the problems but ones that could be fixed were fixed. 7) Loved that pan was included for washing machine. 8) Excellent design for HVAC condenser catch pan as well. Service 1) All the welcome packets and move-in services were a nice touch. Virtuo was a nice to have to setup all the utilites. I have also purchased a new home with Irvine Pacific and this experience with Brookfield was much better in every way. 2) I understand that there was a crazy amount of interest initially but I think using the timestamp method was very fair and impartial. I felt like we got tremendous value for what we paid and really appreciate that Brookfield did not price gouge it's customers like other builders in Irvine. This alone made me trust and have more confidence in Brookfield and made it easier during purchasing process. I would definitely be a repeat customer. 3) Sales team was awesome. They were always positive, informative, not pushy/aggressive, remembered everyone's names. Top notch. 4) After moving in and seeing all the tradesmen coming in and out for the new homes, I can appreciate how much attention to detail is put into each new home. They do try to make every inch of the house perfect which is not a small task. 5) Brookfield Corporate office was flexible pushing out my move-in date by a few days. This really helped us time our existing home sale and close of escrow. This was very much appreciated! 6) "Hello from the Landing" videos. I actually saw Doug doing this while walking around the neighborhood and appreciate how many houses he has to do it for. 7) Very pleased with BRP/Loandepot financing as well. Brooke was very helpful and I liked how connected she was with the development and the Brookfield team. Rates were very competitive and the $10K incentive was hard to pass up when comparing against other lenders.

Would Change

1) I am not a fan of the small sliver type windows. I noticed some elevations have them and some don't. I would do away with them. 2) Some homes through the community have a biege/brown exterior paint. It seems out of place. Also the yellow accent railings on the Lunas. These also seem out of place. 3) A bit more customization in the design process. For example, being able to add extra outlets/switches, special instruction to not install drawer pulls, not installing standard tile in entryway or kitchen. Would have been nice to be able to not install standard closet shelf/poles (and also less work/materials for construction crew). 4) Some of the upgrades at design studio were very high where it's cheaper to get the standard, demo the standard, and reinstall the upgrade. Just seems very wasteful to have to throw away brand new fixtures/materials. If there was a smaller delta on the upgrades, I would have done more through the design center and would have had a more positive experience overall. 5) Too many ceiling lights throughout the home. It is way too bright and adds too much clutter on the ceiling. There are also too many separately controlled light areas with too inconvenient switches. 6) Probably the only negative experience was with KPS. They are definitely not on the same level as Brookfield in terms of customer care/satisfaction. They did a poor job of setup and will be coming back for a follow-up but is scheduled 3-4 weeks out. Half-assed job of installing Ring Cam, POE switch stopped working next day and therefore Eero stopped working, some CAT6 lines that were purchased additionally do not have terminating lines. I would not hire KPS again in the future. 7) Wish there was a cheap option to just pour concrete on the outdoor spaces (patio/backyard). It would be so easy for the tradesmen to do during the build but becomes a pain for every homeowner to do after move-in.

We appreciate the centralized location and the overall appeal of the community. We're excited to experience the quality customer service going forward. As previously mentioned, to align with the exceptional service provided by the Brookfield team, there's a need for improvement in some of interior materials along with its craftsmanship.
