My family and I are happy with our experience with Great Gulf overall. This is our second home that we purchased through them. I do want to provide feedback that the quality and finishes of our second home seemed to have gone down compared to our first home.

I am sorry but to review Great Gulf at this rating is becuas I am so much disappointed! I never bought a resale house this was my 3rd new house direct from the builder, initially was Marycroft homes in Brampton, then Mattam in Milton and now Great Gulf in Milton, I chose to go with Great Gulf thought they would be better then Mattamy, becuse I am not happy with Mattmay becuase thier houses are cookie cutters, off course quality of house and totally insance, But since I am with Great Gulf I am shocked the quality of work by their contractors are signifactly awful, I am also surprise, don't they have house supervisors, who see the house if build as per the standard? Unbelievablley shocked!, my first Tarion form to be submitted on Feb 6, and already 14 deficiency items all ready are on the list, couple of them they fixed those I removed, Customer serivce reps are just exchanging the emails but no significant action, I ordered Power Sugrge Protector for Whole house, they install to protect only Dryer, I mentioned them with pictures, their tech said it is whole house power surge protector, but he didn't confirm yet that he connected correctly which protect whole house, not only the dryer, I asked 4 times to send me confirmation email so I can keep in my record no response!, The caulking are missing on massive size of all around the house!, they are smart enough they put the caulking on the windows areound and stucco where we can see from out side but the space between the bricks and the stucco or top stuf on the out side walls are not filled with caulking, hence cold is all in the rooms, floors are quite cold, not only this because of their criminal negligence it will lead water in to the walls! I am surprised how they can do this? The main door hinges scres are missing, can't believe who they nailed hinges with couple of screws and rest left without screws! Kitchen cabinets left the walls, just in a month there is huge gaps becuase of not enough caulking! I paid extra for cetntralized rough-in for whole house, they didn't ran in the basement just left the whole in the ceiling, I reported but said no they won't install in extension in the basement! But why not? I paid for full house rough-in, showed me if you do not do the rough in the basement? totally deniel, no one is there to listen their customers, so much awful service, I am not asking extra I am asking to complet the proper and professional work which I paid you for! Super cheap front door quality if you close the door the whole door shake like a plastic door! now basement is leaking, the water is coming from the earth! The electical wires coming from out side in to the basement, the whole is not seale, air and cold is coming! I mean number of low quality and un professionalism I have seen from the Great Gulf, though Mattamy is awful but I never reported over 15 deficiencies in the first Tarion form. I have zero confidence on Great Gulf now! I had number of issued before closing the house, their lawyes are just money makers, for each and every minor changes I had been charged in hundreds of $$$$.00

My experience with Great Gulf has been nothing short of awful. I feel completely cheated and misled. First, I specifically selected black shingles, but a completely different color was installed. When I raised the issue, Great Gulf flat-out refused to fix it, saying “this house only comes with these shingles.” That was never communicated upfront. If I had known this, I would never have agreed. This is unacceptable after spending so much money. Second, when I selected my lot, I made it very clear that I did not want anything in front or at the back of the house — no poles, no electric panels, no fire hydrants, nothing. I reviewed the lot map with the sales office, and it showed nothing in front. Based on that, I booked the lot. After moving in, I discovered a light pole, an electric panel, and Bell/Rogers utility boxes right in front of my house. Once again, Great Gulf took zero responsibility and said nothing could be done. I feel lied to and trapped. Third, there is a serious air leakage issue in my dining area. The space becomes extremely cold, which clearly points to poor insulation. I’ve lived in three different houses before — this is not normal. Brought this issue up twice and they just sealed it with silicone. Issue still there and air is still leaking. Yet Great Gulf brushed it off and said it’s “normal,” refusing to properly investigate or fix the issue. Now I’m forced to live with an uncomfortable, freezing dining space. Overall, the lack of accountability, poor quality, and dismissive attitude have been shocking. I spent a huge amount of money on this home and I am deeply unhappy. This has been a stressful and disappointing experience from start to finish. I would never recommend Great Gulf to anyone. If you’re considering buying from them, think twice — once the deal is done, they simply don’t care

Review of Overall Experience

We are seeing gaps forming in many areas, particularly at wall corners and joints. Some of the cabinets that are attached to the walls appear to be detaching, and the stair border/trim is also coming off. Additionally, the sealant at the bottom of the shower door is coming off.
