**Buying a brand-new home from Meritage Homes has been one of the most frustrating and disappointing experiences imaginable.** We moved into our supposedly brand-new home on September 4, only to discover an irrigation leak that should never have been our problem in the first place. Despite repeatedly submitting warranty requests, Meritage closed multiple tickets without actually resolving the issue. And somehow, it got worse. After a technician attempted a repair, the leak worsened, and we were left **without running water in our own brand-new home**, forcing our family, including our toddler, to rely on bottled water. Meanwhile, the ongoing water saturation caused soil erosion and raised legitimate concerns about the grading and ground conditions near our foundation. The leak has since been repaired, but that doesn't erase the experience or the lack of accountability throughout the process. **What exactly are homeowners paying a premium for when basic quality control, competent repairs, and warranty accountability seem to be too much to ask?** Meritage is quick to sell you the dream of owning a beautiful, energy-efficient new home. Unfortunately, once you've signed the paperwork and received your keys, the experience can feel very different. A new construction home should offer peace of mind, not turn its owners into unpaid quality-control inspectors who have to constantly chase the builder to fix problems that should have been caught before closing. **The most disappointing part isn't even that something went wrong. It's how difficult Meritage made it to get something so basic taken seriously and properly resolved.** If you're considering buying from Meritage Homes, look beyond the model homes and sales presentations. Ask yourself whether you're prepared to spend your time fighting to get warranty issues addressed. **A brand-new home should not come with secondhand problems and third-rate accountability.**

Meritage Homes are configured very nicely and most of the construction is great. There is just some little things that are popping up here and there. Like nails to hold the carpet on the steps has poked everyone in my household at least once. I seen a roof shingle on my driveway and something hanging of of the roof line. A long hair line crack on the foot of my driveway and my address sign cracked down the middle. The retaining wall in the yard has a couple missing stones and the stucco under the patio door has come off showing the membrane behind it the double car garage door sound loud and pops unlike the single which is quiet and smooth. Other then those things the house is amazing

Kody (sales) was wonderful. Even through the bumps he was super responsive. Charity was great and still is. The way I describe Meritage when people ask is everything is very builders grade. I would have loved to be able to customize more even at a cost. Carpet is so gross and the fact that we couldn’t remove for an extra fee was kinda crazy. We have the highest end package but the front door is the basic one. And the basic cheap houses have the nice doors. So now I’m spending extra money to get the better door. Little things like that. My want would be if you buy the platinum package you should get a choice between 2 or 3 color options.

The buying process is streamlined. The quality of build seems average. Zero customization is unexpected. For example, changes in irrigation/landscape was declined.
