Overall, our experience with Pacesetter Homes has been a mix of positive milestones and post-handover challenges. The initial sales and selection phases were relatively smooth, and the fundamental layout and structure of the home are good. However, the closing and post-possession phase revealed a significant number of punch-list items, including no final clean (washout including basement) was done, that required immediate attention during the delivery process and it was highly disappointing. No official close-out inspection was performed prior to handover. Instead, we were told by Pacesetter's Superintendent that several noted items would be taken care of. Trusting those verbal assurances turned out to be a mistake, as most of those issues completely left unattended after move-in. While the sales manager tried to be helpful, the communication and response time regarding pre-possession deficiency resolution has been slow from Customer Care has only added to stress. We appreciate the initial efforts put into the build, but the final execution, quality control on finishes, and speed of resolution have room for improvement. The home itself has great potential, but Pacesetter needs to ensure formal inspections are completed and that verbal promises made by the field staff are actually honored.

Extremely disappointed with Pacesetter’s customer care service. Since moving into my new home less than a month ago, I have encountered nothing but problems and have been left feeling unsupported every step of the way. Getting in touch with anyone is nearly impossible—you can never seem to reach a person and are forced to leave a voicemail every single time. Even when you do get a response, the customer service has been rude, dismissive, and unprofessional. I reported a broken window lock that can be pried open from the outside, creating a serious security concern, and was told it was not considered an emergency. I also reported issues with a vent/furnace system that was not working properly and was again told it was not an emergency. Instead of offering assistance, I was instructed to submit an online service request and wait a few weeks for a response. For a brand-new home, the number of issues I’ve experienced in less than a month is unacceptable. What’s even more disappointing is the lack of urgency, communication, and customer care when these concerns are reported. When you invest in a new home, you expect quality workmanship and responsive support. Unfortunately, my experience with Pacesetter has been frustrating, stressful, and far below expectations.

I would like to give Derrek a 5-star rating for being very professional, responsive, and genuinely helpful throughout the process. However, there are several concerns regarding the builder and overall experience. Many of the doors appear to have unsanded corners, and we’ve already experienced scratches because of this. During the walkthrough, we marked over 50 items with tapes—while most were addressed, some issues remain, such as missing screws and unfinished holes. The Ethernet cable placement also seems poorly planned. We had requested connections in each room, but this was not accommodated, and the placements feel random rather than thoughtfully designed. The backyard is still incomplete, and no clear timeline has been provided. We’ve only been told it might be done sometime in the summer, but there’s no certainty—whether early, mid, or late summer—or if it will even be completed this year, with weather being a possible excuse. The garage also lacks proper planning and communication. We added a garage, but we’re not even sure if a truck will fit. No one consulted us about design or size preferences—it felt like we were simply given a standard option with no flexibility due to budget constraints. Overall, the house is okay, but it doesn’t give a “wow” feeling. Some features, like cabinet colors (we would have preferred white), seemed pre-selected without giving us options to customize. On the positive side, soft-close cabinets are nice, water pressure is good, and while hot water takes a bit longer than expected, it’s acceptable. The walls and overall finishes are average, and there was no preparation for TV mounting. We also never had a proper planning meeting to discuss our preferences in detail—such as layout, placements, and customization—which I believe falls more on the developer’s side. We did communicate our wants and needs to Derrek, and I commend him for trying to submit those requests, but many were ultimately declined by the developer. In the end, we don’t feel particularly satisfied—more just “okay” with the result. It feels like we settled for what our budget allowed, rather than getting a home that truly fits our expectations.

My first house [redacted] laundry wasn't installed, I had to pay to install and it was a sad experience my second purchase [redacted] had a whole lot of back and forth, and it is saddening to experience such.

The issues I have are more around the quality of the home finishings. For example, poor drywall & trim work and finishing (drains installed poorly and shower faucet upside down). I looked at a Fiorante home for example and the quality of finishing is superior. I also emailed the customer care on February 7th with outstanding issues and have not been contacted yet. Zoe was great to deal with however. Drainage is an issue as there is a pool of water under the deck which I knew would be as it slopes towards the home which I will correct in the spring.
