My experience with Meritage Homes demonstrates a recurring pattern of conduct that raises serious concerns regarding ethics, accountability, and compliance with reasonable home-builder standards. These issues originated during the construction and closing process and have continued unabated into the home warranty phase. Throughout the build and purchase process, communication was inconsistent, material concerns were routinely minimized, and commitments lacked follow-through. Rather than proactively resolving documented issues, Meritage representatives frequently delayed responses, provided incomplete information, or shifted responsibility. This required excessive and repeated homeowner intervention to address matters that should have been handled as part of standard professional practice. More troubling is that this same pattern has carried over into the warranty administration. Legitimate warranty claims have been met with procedural obstacles, prolonged delays, and changing explanations rather than clear evaluation and timely remediation. The warranty process appears structured in a manner that discourages enforcement rather than honoring obligations, effectively placing the burden on the homeowner to prove entitlement to coverage for issues that should be self-evident in a newly constructed home. The cumulative impact of these practices has resulted in unnecessary stress, loss of time, and erosion of trust. A new home purchase represents one of the largest financial and personal investments a consumer will make, and homeowners should not feel compelled to manage disputes or defend their rights to receive basic warranty support. Based on my experience, Meritage Homes’ conduct reflects a failure to act in good faith and raises legitimate concerns regarding ethical business practices and warranty integrity. I strongly advise prospective buyers to exercise caution, maintain meticulous documentation, and seek full clarity on warranty enforcement before proceeding
